Role Overview


  

The Development Manager (“DM”) will work directly with Cortland’s investments team, in-house construction, design, and property management professionals, and other third parties on the preliminary site plan, design process from schematic to CD’s, construction budget, due diligence report, timeline, and environmental issues. The DM will be responsible for organizing all new development projects and will act as Cortland’s representative coordinating with the design professionals through Construction Documents. The DM will be Cortland’s representative during construction managing the General Contractor and coordinating with Cortland Management to facilitate the turnover and lease-up of the assigned projects.

 

 

The DM will provide construction management services, including executive cost reporting for assigned development projects.  They will assume responsibility for meeting project management standards while delivering a high quality of service and project deliverables and while staying on schedule and within budget.

The Investment Associate (“IA”) will combine development and acquisition expertise to manage multifamily development and acquisition projects.  This position will work with Director of Investments.  The IA is responsible for the quantitative analysis, modeling, and reporting for the DI. Furthermore, the IA will help create reports for distribution to investors and interface with a wide variety of individuals during the life of each project.

Role Overview


  

The Director of Investments (“DI”) role will combine acquisition, asset management, and development expertise to lead and grow a portfolio of multifamily investments in North Carolina. This position will report to the EVP of Investments (EVPI) and will be responsible for managing an existing portfolio of assets, in addition to leading new value-add acquisition and development opportunities. 


In an acquisition and development capacity, the DI will evaluate each new opportunity to determine whether the investment meets certain key criteria. The DI will then be responsible for the formation of the asset-level business plan, which may include new construction, value-add repositioning, or other opportunistic execution strategies. The DI will take the lead and be responsible for all aspects of the investment, with support from other groups within the organization, from initial underwriting through the entire hold period. While not responsible for sourcing new transactions, the DI is expected to be actively engaged in maintaining and developing relationships in local markets to identify new opportunities and make more informed investment decisions.


The DI will leverage dedicated, institutional-quality, in-house resources to formulate and execute the business plan for each asset. These in-house resources focus solely on creating value for investments made by Cortland Partners, performing no third-party obligations. The DI will benefit from a fully-integrated construction management team, interior design and architectural professionals, a robust property management platform, and several other dedicated regional support resources. The DI’s ability to leverage his/her leadership, creativity, and analytical skills will be the key determinants to the success of each project and is vital to the success of the position.
