    As a Marketing Insights Specialist, you ensure fact-based analytics are utilized when making promotional, advertising, leasing, and strategic customer decisions by developing and implementing analytical techniques, tools, and scorecards, using the resulting insights to drive business results.


    Roles You'll Play



    • Translate complex data and reports into practical business insights; communicate recommended actions to a variety of audiences clearly and concisely
    • Collaborate with the Data & Analytics team to evaluate all marketing activities and campaigns to reveal the truth about how effectively they generate leads and leases (e.g. new customers)
    • Examine marketing metrics to identify cause-effect relationships between marketing actions and financial outcomes to improve profitability
    • Stay ahead of the curve and be proactive in finding insights that will be meaningful for the Marketing and Operations teams


    • Develop a wide range of systematic marketing tools like research projects, marketing dashboards, surveys, and focus groups
    • Partner with the Data & Analytics team to build and enhance marketing dashboards that visualize and track fundamental performance indicators and trends
    • Recommend and proactively develop structured pilot tests and research projects to answer specific business and marketing questions
    • Manage market segmentation, positioning exercises, and targeting as required
    • Use customer profiling, segmentation, and positioning to gather qualitative and quantitative results that will help drive promotional and marketing decisions


    • Serve as the voice of the customer with key departments
    • Analyze and track trends from existing resident satisfaction survey programs; share insights with Operations leaders on a regular basis to inform key operating decisions
    • Manage the day-to-day relationship with the resident survey vendor
    • Advocate for customer-driven decisions by the Investments and Design teams
    • Conduct and support primary market research focused on understanding brand perceptions and identifying customer needs and priorities

    Your Building Blocks of Success

    • Stellar 4+ years of experience in marketing performance analysis or consumer insights
    • Bachelor’s degree or equivalent progressive experience in marketing
    • Demonstrated success developing qualitative and quantitative market research, customer profiling and segmentation, and performance reporting
    • Ability to identify trends and insights from lead generation activities; experience with digital marketing required
    • Excellent business reporting, project management, and written, verbal, and interpersonal communication skills
    • Experience developing and analyzing quantitative market research
    • Expert time-management, prioritization, and multitasking skills
    • Ability to quickly adapt to an often-changing and fast-paced work environment
    • Superior business acumen and analytical, problem-solving, data manipulation, and management skills
    • Strong sense of curiosity and a passion for data
    • Ability to contribute to planning and strategic thinking
    • Extensive experience with Microsoft Excel required
    • Experience with Google Analytics and Google AdWords; hands-on experience with building customer surveys in a platform such as SurveyMonkey or Qualtrics preferred
    • Limited travel as required
