    As a Marketing Analytics and Insights Specialist, you develop and implement analytical techniques, tools, and scorecards, promoting the resulting insights to drive business results. You ensure fact-based analytics are utilized when making promotional, advertising, leasing and strategic customer decisions that enhance the overall customer experience and maximize marketing efficiency.


    Roles You'll Play



    • Analyze all marketing activities and campaigns to reveal the truth about how cost effectively they generate leads and lease (i.e. new customers).
    • Examine marketing metrics to identify cause-effect relationships between marketing actions and financial outcomes to improve profitability
    • Translate data into practical insights; clearly and concisely communicate recommended actions to a variety of audiences
    • Stay ahead of the curve and be proactive in finding insights that will be meaningful for the Marketing department and Community teams


    • Develop a wide range of systematic marketing tools, from research projects and marketing dashboards, to surveys and focus groups
    • Build and enhance marketing dashboards which visualize and track fundamental performance indicators and trends
    • Recommend and proactively develop structured pilot tests and/or research projects which answer specific business and marketing questions
    • Manage market segmentation, positioning exercises, and targeting as required
    • Use customer profiling, segmentation, and positioning to gather qualitative and quantitative results that will help drive promotional and marketing decisions


    • Analyze and track trends from existing resident satisfaction survey programs and share insights with stakeholders on a regular basis to inform key operating decisions
    • Manage the day-to-day relationship with the resident survey vendor
    • Conduct and/or support primary market research focused on understanding brand perceptions and identifying customer needs and priorities.
    • Serve as the voice of the customer with key departments, and advocate for customer-driven decisions by investments and design teams.

    Your Building Blocks of Success

    • 3+ years of stellar experience in marketing analytics and/or consumer insights
    • 4-year college degree in related field or equivalent progressive experience in marketing
    • Demonstrated success developing qualitative and quantitative market research (focus groups and surveys), customer profiling and segmentation, and performance reporting (lead sources, conversion rates by lead source, etc.)
    • Ability to identify trends and insights from lead generation activities; experience with digital marketing essential
    • Experience developing and/or analyzing quantitative market research, such as online surveys
    • Excellent business reporting, project management, and written and verbal communication skills; strong interpersonal skills
    • Expert time-management, prioritization, and multitasking skills; ability to quickly adapt to an often-changing and fast-paced work environment
    • Superior business acumen, analytical, problem-solving, data manipulation, and management skills
    • Strong sense of curiosity and a passion for data
    • Ability to contribute to planning and strategic thinking
    • Limited travel as required
    • Strong computer skills that include reporting software and business intelligence; expert-level data extraction, analysis, and interpretation skills
    • Microsoft Excel (expert level), Microsoft SQL, Google Analytics, and Google AdWords skills required; Tableau, Adobe Creative Suite, Google Search Console, Microsoft Access, and Facebook Business Manager skills preferred
