As a Construction Business Analyst, you perform financial, statistical, and economic data collection and analyses, create and manage spreadsheets and databases, and manage a variety of special projects for the Construction division of Cortland Partners. This is a highly visible role that reports directly to the Chief Construction Officer, providing exposure to all facets of Cortland Partners' construction business.

 

Roles You'll Play

 

 

THE MODEL BUILDER

  • Create abstract representations of real-world financial environments and behaviors
  • Use financial projection models to monitor performance of investments relative to market conditions and specific business plans
  • Help forecast sales and underwrite for the development, acquisition, and disposition of various real estate investments
  • Take initiative to add to projects and self-direct outcome of projects
  • Identify potential financial, efficiency, process, or additional issues and present solutions to the Chief Construction Officer and your team
  • Maintain an independent role while working with other departments to determine results
  • Work independently while taking any and all direction given, no matter how small or large

 

THE REPORTS GURU

  • Methodically arrange remarkable amounts of detailed financial information into reports
  • Prepare investment briefs, committee materials, investor reports, and more
  • Clearly communicate property and portfolio results, including internal valuations of real estate assets based on the latest debt and equity sources
  • Ensure your work is correct so team members are confident that your numbers are always accurate
  • Explain information to different levels of associates – including the CCO and other centralized and regionalized members of the Cortland Improvements team; meet with C-suite level executives, EVPs, SVPs, VPs, Directors, Managers, etc.
  • Understand and analyze what story the data tells CI and other members of Cortland Partners

 

THE NUMBER CRUNCHER

  • Manipulate and organize numerical data so that astute analytical inferences can be made
  • Conduct market research that will allow you to analyze supply and demand as well as rent and sales comparables, including estimated replacement cost
  • Find motivation in results and crunching numbers
  • Review operating and capital budgets for the Operations team and execute the business plan for the Investments team
  • Take large amounts of data and draw educated conclusions around the information
  • Maintain problem-solving skills to be resourceful for members of the team

Your Building Blocks of Success

  • Bachelor’s degree in engineering or construction management required
  • High comfort level with quantitative analysis and proficiency in qualitative writing skills
  • Excellent quantitative, analytical, and problem-solving skills; ability to create comprehensive financial models
  • Great interpersonal, written, and verbal communication skills with the desire to ask questions and learn from coworkers and supervisors alike
  • Superb organizational and analytical skills with a keen ability to prioritize, multitask, and adhere to deadlines; stellar organizational and strategic planning skills
  • Ability to work with different levels of both technical and administrative associates
  • Demonstration of a self-starting attitude and strong work ethic
  • Advanced proficiency in Microsoft Word, Excel, and PowerPoint required; experience with Access preferred
  • Ability to work late nights or weekends as needed
