Role Overview

At Cortland Partners, you map the story of your success. We don't adhere to the status quo, we love outside industry perspective, and we thrive on exploring possibilities and reimagining solutions. As an innovative leader in multifamily, our high performance continues to drive exponential growth – and we invite you to join us on our journey towards real estate excellence. With tools and guidance to sharpen your skills, you can forge your own career path, love what you do, and let it show.

As a Commercial Construction Manager, you oversee the new construction, renovation, and various capex projects of a multi-million dollar, multifamily apartment home community.

Roles You'll Play

THE BUILDER

  • Know how to incorporate super intricate construction elements into fully functioning multifamily homes, including envelope sealing, mechanical systems, insulation, energy efficiency, windows, and siding
  • Familiar with accepted building practices including techniques, code requirements, market pricing, and permitting processes
  • Prefer a job that allows you to wear steel-toe boots, hard hats, and work gloves
  • Always ensure quality deliverables in your projects – without exceeding agreed-upon time and budgetary restrictions

THE BUSINESS MANAGER

  • Wield sharp quantitative, reporting, strategic planning, and procurement skills to run your building projects like the business that they are
  • Work closely with Development and Investment teams to produce in-depth scope/price documents that identify value for residents and stakeholders
  • Lead construction meetings, tracking project details, costs, issues, and timelines
  • Keep Operations and Investment executives in the loop on the progress made by all your teams and vendors
  • Manage and inspect contractors’ work, identifying tasks that can be performed safer, cleaner, or more efficiently

THE RENOVATOR

  • Energized by the opportunity to transform old, grungy spaces into modern, inviting communities
  • Enjoy finding creative ways to revitalize pre-existing structures, understanding the value you can create through renovations
  • Manage the design process from schematic drawings to 100% construction drawings
  • Stay up to speed on all the latest cost-saving techniques, code requirements, market prices, and permitting processes
  • Seek out ways to convert multifamily homes into more energy efficient structures, as well as build cleaner and with a lower impact

Our Vision of What Success Looks Like

  • All your projects are completed on time, within budget, at the highest quality, and with a green emphasis.
  • Residents re-enter renovated buildings they once called home with jaws dropped because the improvements are so impressive — they can hardly believe they’re standing in the same place.
  • Investors could not be more thrilled with their returns because your construction and renovation work have added so much value to their assets.

Your Building Blocks of Success

  • Stellar 5+ year track record in the construction field (preferably in multifamily or hotel), managing multiple projects at different stages of construction and renovation
  • Knowledgeable in legal contracts, AIA docs, and other construction drawing forms
  • Solid understanding of due diligence process and associated deliverables
  • Strong communication and negotiation abilities with superior analytical and costing skills
  • Bachelor's degree in construction, engineering, architecture, business management, or architecture and design
  • Proficient MS Office (Word, Excel, PowerPoint, and Project) and Adobe Acrobat
  • Expert knowledge of Timberline
